Where proposals deviate from the guidance here, the Council will need to be satisfied that proposals are high quality and not detrimental to neighbourhood amenity. Pre-application submission is encouraged.




7.6 Single storey side extensions

7.6.1

Where planning permission is required, proposals for single storey side extensions must:

  • have a ridge height lower than the sill of any first floor windows.
  • be set in by at least 0.5m from the front building line.
  • have a roof design that is sympathetic to the form and style of the main roof.
  • not include a separate entrance door in the front elevation.

7.6.2

It is generally acceptable to convert a garage adjoining an original home into a living space, as long as the appearance and proportions of proposed windows and doors relate to those of the existing house. Some garage conversions may historically be restricted by condition, so this must be checked before conversion takes place.





7.6.3Proposals should be no higher than 2.4m at side boundaries. Height will be measured from the adjoining properties and ground level changes taken into consideration.


7.6.4

Proposals for single storey side extensions should not include balconies or terraces.


7.6.5

Where spaces between buildings are characteristic of the surrounding area, proposals for single storey side extensions should be set in by at least 1m from the side boundary.


7.6.6Biodiverse/green roofs should be considered for any newly introduced flat roof. Read more about green roofs here.


7.6.7Where homes have already been extended, consideration will be given to the cumulative impact on character and neighbouring amenity. This will not affect permitted development rights.
