7.7 Single storey side extensions
7.7.1
For details of permitted development rights for single storey side extensions to houses, refer to this page on the Planning Portal. If the proposal does not fulfil the criteria stated here, planning permission will be required.
7.7.2
It may be possible to add a single storey side extension to a ground floor flat. However, planning permission will always be required. For further details, refer to this page on the Planning Portal.
7.7.3
Where planning permission is required, proposals for single storey side extensions must:
have a ridge height lower than the sill of any first floor windows.
be set in by at least 0.5m from the front building line. Setbacks should be proportional to the width of the existing property.
have a roof design that is sympathetic to the form and style of the main roof.
not include a separate entrance door in the front elevation.
7.7.4
Proposals should be no higher than 2.4m in height at side boundaries. Height will be measured from the adjoining properties and ground level changes taken into consideration.
7.7.5
It is generally acceptable to convert a garage adjoining an original home into a living space, as long as the appearance and proportions of proposed windows and doors relate to those of the existing house. However, some garage conversions are restricted by planning condition, meaning conversion cannot take place.
7.7.6
Proposals for single storey side extensions should not include balconies or terraces.
7.7.7
Where spaces between buildings are characteristic of the surrounding area, proposals for single storey side extensions should be set in by at least 1m from the side boundary.
7.7.8
Biodiverse/green roofs should be considered for any newly introduced flat roof. Read more about green roofs here.
7.7.9
Where homes have already been extended, consideration will be given to the cumulative impact on character and neighbouring amenity.
