7.6 Two storey rear extensions

7.6.1

For details of permitted development rights for two storey rear extensions to houses, refer to this page on the Planning Portal. If the proposal does not fulfil the criteria stated here, planning permission will be required.


7.6.2

Proposals for double storey rear extensions must:

  • at first floor level, extend no more than 2m from the original rear wall for terraced properties and semi-detached properties, and no more than 3m for detached properties.
  • not extend beyond the 45-degree line(s) as measured in plan from the middle of the nearest habitable room window(s) on the original rear wall of any neighbouring properties.
  • have eaves at the same level as, or below, the eaves of the original home.




7.6.3

Where homes have already been extended, consideration will be given to the cumulative impact on character and neighbouring amenity.


7.6.4

The inclusion of balconies or terraces may be supported, but each case will be considered individually and on its own merits, given potential neighbour and privacy impacts.


7.6.5

Biodiverse/green roofs should be considered for any newly introduced flat roof. Read more about green roofs here.
